EV Charging Infrastructure for Multi-Family Buildings
Multi-family EV charging — scalable, reliable, government-funded.
EV charging infrastructure for multi-family buildings in underground garages, inner courtyards, and outdoor parking — government-funded, Eichrecht-compliant, and reliable. Whether a single rental building or a portfolio of hundreds of parking spaces, whether institutional owner, property management company, or HOA — HeyCharge delivers multi-family EV charging via Bluetooth for underground garages without internet, with Eichrecht-compliant tenant billing and government subsidies up to €1,500 per parking space.
One solution, many ownership structures
Asset managers
Institutional owners with residential portfolios — rapid rollout at building or portfolio level.
Property management
Managing multiple buildings for different owners — centralized tenant billing with no operational overhead.
Private landlords
Single buildings or smaller portfolios — an attractive value-add for tenants without operational burden.
HOAs (WEGs)
Homeowner associations — choose between Full-Service or Self-Care, LIS funding up to €1,500 per space.
What makes residential properties different
Charging infrastructure in multi-family buildings has its own requirements — from garages without internet to legally compliant tenant billing.
Underground garages without internet
No WiFi, no cellular — conventional wallboxes fail here. HeyCharge works via Bluetooth directly with the smartphone: 100% reliable, even with no network.
Tenant billing
Calibration-law-compliant kWh metering per user, automated monthly billing. No manual paperwork, no operational overhead for property management.
Portfolio scaling
Rollout to individual buildings or an entire portfolio. Standardized process per property — incremental or all at once, without project marathon.
Load management
When multiple wallboxes charge simultaneously, currents distribute automatically. §14a EnWG compliant — no need to upgrade the building's power connection.
LIS funding
The new LIS funding program covers up to €1,500 per parking space. We calculate eligible costs and support the application — see the 2026 funding guide and the step-by-step application walkthrough.
HOA vote (for WEGs)
Since 2020, a simple majority vote suffices. We provide resolution templates, cost estimates, and funding calculations — ready for the owners' meeting.
Two operator options
Depending on ownership structure and desired level of control.
HeyCharge Operator Model
Recommended for asset managers, property management, private landlords, and HOAs who don't want to build operational charging expertise. HeyCharge handles electricity procurement, tenant billing, and support entirely.
Learn moreWEG Self-Care Package
Exclusively for homeowner associations: the HOA chooses the electricity contract, sets prices, and manages users itself — at a fixed annual fee. The subsidy stays fully with the HOA.
Learn moreTechnology built for underground garages
Our patented SecureCharge technology makes Bluetooth charging possible — no LAN cables, no routers, no cellular. The wallbox communicates directly with the smartphone, billing runs asynchronously once the device is back online.
To the technologyEV charging in multi-family buildings — explained
What does EV charging infrastructure for a multi-family building cost?
It depends on the number of parking spaces, the garage situation, and the building's grid connection. In the HeyCharge operator model the upfront investment largely disappears — hardware and operation run on a monthly fee. On top of that, the LIS subsidy covers up to €1,500 per parking space; calculate the eligible costs here.
Who pays for the wallbox in a multi-family building — owner or tenant?
It depends on the model. In the operator model HeyCharge carries the hardware and recovers it through usage — owners and property managers have no capital outlay. An HOA can run it themselves via the Self-Care package and keep the full subsidy.
Can a tenant demand a wallbox in a multi-family building?
Yes. Since the 2020 reform, tenants and apartment owners in Germany have a legal right to have a charging point installed (§ 554 BGB / § 20 WEG). A centralised solution delivers this for the whole building more cleanly than many individual installations.
How does EV charging work in a multi-family building without internet?
Underground garages usually have no cellular or WiFi coverage. HeyCharge charges via Bluetooth directly through the user's smartphone; billing data is transmitted asynchronously once a connection is available again. More on the SecureCharge technology.
How is charging billed per tenant?
Every session is metered per user in a calibration-law-compliant way and billed automatically each month — with no manual tracking by the property manager. Why calibration law (Eichrecht) is mandatory here.
